Mold Inspection and Testing

There is always some mold around. It can easily move through open doors and windows, ventilation systems, and can even be brought in on your cloths or pets!  It may grow where there is moisture and a food source, such as paper, cardboard, wood, ceiling tiles, wallpaper, insulation, carpet, and much more. Our testing and in-depth mold inspections will help find the issues and determine if mold may be affecting your air quality. Don't let black mold scare you. We utilize state of the art equipment such as infrared thermal imaging cameras and highly accurate moisture meters to help determine the extent of your situation. We are not affiliated with any contractors or insurance companies and are a completely independent 3rd party inspector.  Our results are available in 1-2 business days covering both residential and commercial projects.

 

Individuals or businesses who suspect mold growth in their building or home should call to schedule a professional mold inspection as soon as possible. The inspector can assess the extent of the mold growth, identify the type of mold present, and recommend appropriate remediation measures to prevent further damage and protect the health of the occupants. Mold growth can spread quickly and cause structural damage, as well as pose health risks, so it is important to take action promptly. Complete Mold Inspection

The inspector shall perform:

  • a non-invasive visual examination of the readily accessible, visible, and installed systems and components of the building 

  • moisture, temperature and humidity measurements 

  • mold samples according to the IAC2 Mold Sampling Procedures 

 The inspector shall report:

  • moisture intrusion;

  • water damage;

  • musty odors;

  • apparent mold growth;

  • conditions conducive to mold growth;

  • results of a laboratory analysis of all mold samplings taken at the building

Limited Mold Inspection

The limited mold inspection does not include a visual examination of the entire building, but is limited to a specific area of the building identified and described by the inspector. As a result, moisture intrusion, water damage, musty odors, apparent mold growth, or conditions conducive to mold growth in other areas of the building may not be inspected.

 The inspector shall describe:

  • the room or limited area of the building in which the Limited Mold Inspection is performed

 The inspector shall perform:

  • a limited non-invasive visual examination of the readily accessible, visible, and installed systems and components located only in the room or limited area 

  • mold samples according to the IAC2 Mold Sampling Procedures 

The inspector shall report:

  • moisture intrusion,

  • water damage,

  • musty odors,

  • apparent mold growth, or

  • conditions conducive to mold growth; and

  • results of a laboratory analysis of all mold samplings taken at the building

Mold Testing

Mold testing is included in both of the mold inspections listed above. It can also be added to a general home inspection as an "add on" service. Testing consists of a minimum of three air samples. More air samples can be added as needed to properly test the structure. Additional air, swab, or tape samples can be added as needed for $100 per sample. (Discounts are available for multiple samples.) The cost of same day shipping to the lab and all of the lab fees are included in the price of inspections and testing.​

Remediation

So you found mold in your home. Now, what do you do? 

 

Contact us to help you get started. First, we will confirm you are indeed dealing with mold. If appropriate, that will be done by collecting samples and sending them to a laboratory for confirmation. Next, the extent of damage should be determined. Doing so will usually help figure out the cause which gives insight on how to correct the situation to prevent it from happening again. After corrective measures are taken, the damaged area can now be cleaned, repaired, or replaced.
