 General Residential Inspection -

 

A home inspection objectively examines a house’s physical structure and systems, from the roof to the foundation. On average, a single-family home inspection usually takes 2-4 hours to complete, though this is heavily dependent on the home’s size and condition. After the inspection process, the inspector will send the client an inspection report (often within 24-48 hours) that covers their findings, complete with pictures, analysis, and recommendations.

The standard home inspector’s report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing system; electrical system; the roof, attic, and visible insulation; walls, ceilings, floors, windows and doors; and the foundation, basement and structural components. 

 

It is important to note that there may be some exceptions. If certain areas are inaccessible (locked door, tenant’s belongings in the way) or unsafe conditions (severely steep roofs, poor structural integrity), the inspector will explain the situation and note that they could not assess that specific area or system.

It is important to note that no house is perfect. An inspection can reveal significant repairs needed, potential oversights by the builder, or only general maintenance required to keep the property in good condition. The inspector’s role is not to tell the clients if they should buy the house but to help them understand the full cost of ownership. The home inspector’s goal is to leave their clients with a deeper understanding of their prospective home, so they can make a sound decision as they continue their homebuying process.

There is no set cost for a home inspection. The cost will vary based on home size, property location, and the scope of the inspection to be performed. We offer many services in addition to a standard inspection. Let's figure out what you would benefit from and build a plan specifically for your needs. Before the inspection, you will know what will be included in the inspection and what won't, and these details will also be outlined in the inspection agreement that you will agree to prior to the inspection. Standard home inspections typically start at $350.00 depending on location and square footage of the property. In addition, we accept cash, PayPal, FB pay, Square as well as a "pay at closing" program.

Pre-Listing Inspection

​Listing your home comes with a lot of things to prepare for. Not knowing what issues might delay or stop the sale of your home can be frustrating and time consuming. A Pre-listing inspection can help you get any issues up to par, saving you time, and potential money by minimizing the negotiation process. Pre-listing inspections start at $350.00 depending on location and square footage of the property.

Pool/Spa Inspection

Don't wait until the dead heat of the summer hits before you pay attention to your pool. Find any potential issues so you can spend you summer enjoying your pool, not fixing it

Indoor Air Quality Testing

You probably spend the majority of your time at home, inside. You should know the status of your indoor air quality. We provide service to measure the levels of contaminants in the air you breath every day, as well as recommendations on how to improve it. We take readings for a 24 hour period to help identify any spikes or possible causes.

Safety Inspection

A lower cost, slightly less detailed inspection, focused specificly towards safety issues. Some of the areas inspected may include deck / porch / steps integrity, tripping hazards, loose or damaged recepticals or fixtures, fire hazards, pool safety, and even potential hazards to pets. Safety inspections start at $225.00 depending on location and square footage of the property.

Fireplace/Chimney Inspection

A fireplace can be a very beautiful addition to any home. The thoughts of a warm, cozy, crackling fire on a winter night can be relaxing. Take the steps to ensure safety for your family so you don't have to worry . A chimney / fireplace inspection can be added to a standard or pre-listing inspection for a nominal fee.

Thermal Imaging

Some benefits of using thermal imaging during a residential inspection are: ​ -Determine if insulation is lacking or deficient -Determine if there are any air-leaks or abnormalities in heat flowing out of a building -Determine if there is any moisture intrusion with insulation or other systems (when used with a moisture meter) -Determine if electrical systems are overloaded or overheating -Determine if there are leaks or defects with the roof -Determine defects with the HVAC system -Detect possible pest investations

Using a drone for professional services has become very popular in the last few years. We are licensed through the Federal Aviation Admisinstration and offer multiple services for home owners, potential buyers, real estate agents, and businesses in need of aerial photos or videos.​​ Using a drone for inspections is very beneficial when you need photos of those hard to access areas. It could be a steep pitched shingled roof or wet metal roof. Maybe the house you are looking at has a slate tile roof that can't be walked on with out damaging it. A not easily accessible window on the second or third floor with a crack may go unnoticed without the assistance of a drone.
